Lead Generation Agreement

Effective date: August 5, 2026. Build Busy is a trading name of Harrington Enterprises LLC, Easton, Maryland.

What this covers

This agreement covers the lead generation service: we build and run paid advertising that puts homeowners who need your service in front of you, and we run the system that catches those leads and follows up on them. It is separate from the Always Booked website service, which has its own terms.

What we guarantee

Your first booked appointment is free. We book it from your own past quotes and dead leads, it requires no advertising spend, and you owe nothing for it whether or not you win the job.

After the free one, you are billed only for qualified appointments that actually happened. The per-appointment price and the engagement size are written into your engagement schedule before anything starts. An appointment that does not happen is never billed, whether we failed to book it or the homeowner did not show.

Example, using a three appointment engagement at $600 each. If all three happen, you are invoiced $1,800. If two happen, you are invoiced $1,200. If none happen, you are invoiced nothing.

There is nothing to refund, because nothing is collected in advance. We count the appointments that happened at the end of the billing month and invoice only those.

What counts as a qualified appointment

All five of these must be true. The appointment is with a homeowner or decision maker in your service area, for a service you actually offer, who has agreed a specific date and time with you, which is booked into your calendar through the booking system we provide, with working contact details.

It is tracked in that booking system, so neither of us is working from memory and you can see the same list we can.

If we disagree about whether an appointment was qualified, it does not count. Questions of qualification are resolved in your favour by default. Whether an appointment happened is a separate question, and it is settled by the evidence described below rather than by either of us insisting.

The month starts the day the advertising starts, not the day we first speak.

How we know an appointment happened

An appointment that happened leaves evidence, and you already produce all of it. Any one of these settles it: a proposal or estimate written for that address, geotagged and timestamped photographs taken at the property inside the appointment window, or a photo you send us from the driveway. If you use CompanyCam or a roofing CRM we can read it automatically and you never do anything at all.

Where no evidence exists, we ask the homeowner. One message, one question. If they tell us you were stood up, you are not charged.

Claiming an appointment did not happen

To claim that an appointment did not happen, we ask for two things you already have:

This is not us policing you. We cannot tell the difference between an appointment that failed and one that was never worked, and a guarantee only means anything if that difference is visible. If you did the work and it still did not happen, that is exactly what the guarantee is for and you are not charged.

Claims are filed within 7 days. If a homeowner no-shows and then reschedules, it counts as happened, unless they no-show the second time. One reschedule per appointment, and everything settles within 14 days of the original date.

Your ad budget and your ad account

The advertising account is yours. You open it, you own it, and your own payment method sits on it. The advertising platform bills you directly for every dollar of ad spend.

We never take a percentage of your ad budget and we never mark it up. That money does not pass through us at any point.

We work inside your account through partner access, which you grant and can remove at any time. If we stop working together, the account, its billing history, and everything built inside it that belongs to you stay with you, because they were always yours.

Ad spend is separate from our fee. We cannot refund it, because we never receive it.

What it costs

You pay per appointment that happens, invoiced after it happens. Nothing is collected in advance, and anything that does not happen is never billed. The per-appointment price and the engagement size are both written into your engagement schedule.

The per-appointment price is set at 5% of your average job value, so it moves with what a customer is actually worth to you rather than being a flat number picked off a list. On a $12,000 average roof that is $600 per appointment that happens. It is 5% rather than 3% because we now carry the no-show risk instead of you.

Billed as appointments happen. Your ad budget is separate and is billed to you directly by the advertising platform, never by us.

Exclusivity

We run one business per trade per market. For as long as your account is paid and current, we will not run this service for a direct competitor in your service area. This is a real restriction on us and it is part of what you are paying for.

What is yours, and what is ours

You receive a non-exclusive licence to use those things for as long as you are a paying client. The licence is not a transfer of ownership. You may not resell them, sublicense them, or hand them to another agency to run. When the engagement ends the licence ends with it, and we remain free to use the same methods, structures and know-how for other clients.

To be plain about the one case that matters most: if the free appointment is the only one we ever book, it is still yours, every lead we touched is still yours, and you owe us nothing. What does not come with you is the machine that produced them.

Using your name

You agree that we may use your business name, your logo, and the results we produced for you in our own marketing. That includes our website, written case studies, paid advertising, social posts, and material we show to other prospective clients.

Results means the things the work itself produces: lead counts, booking counts, cost per lead, response times, and the creative we ran. It does not include your revenue, your pricing, your margins, your job values or anything else about your finances, and we will not publish any of that without asking you separately and getting it in writing.

You can withdraw this permission at any time by telling us in writing. We will stop using your name in new material immediately, and remove it within 30 days from anything already published on a platform we control.

Cancellation

Cancel any month by sending a message. No contract term, no cancellation fee, no phone call to make. Cancelling stops all future charges.

You are only ever billed for appointments that happened before you cancelled. Nothing is collected in advance, so there is nothing held back and nothing to claw out of us. Cancelling forfeits nothing.

On cancellation we will pause the campaigns and hand you an export of every lead delivered to date. Your ad account stays yours and untouched.

What we do not promise

We guarantee the number of qualified appointments, and nothing past it. That is a deliberate line and it is why the price is set per appointment.

We bill the appointment that happens, not the one that was booked. We used to bill the booking, because whether the homeowner opened the door was visible only to you, and billing on it would have meant us taking your word for it or you taking ours. That is no longer true. An appointment that happened leaves evidence: geotagged, timestamped photographs at the property inside the appointment window, or a proposal written for that address. You already produce all of it in the normal course of the job. So we bill the thing you are actually buying, and we verify it with data rather than anyone's word.

We do not guarantee that an appointment will close, or what it will be worth. Roughly 60 to 75% of booked appointments show up anywhere in this industry. You no longer carry that gap. We do. An appointment that does not happen is not billed, whatever the reason.

To claim that an appointment did not happen, we ask for two things you already have: proof you attended, and your contact record for that homeowner showing you reached out within 24 hours of the booking and answered when they came back to you. We are not policing you. We simply cannot tell the difference between an appointment that failed and one that was never worked, and the guarantee only means something if that difference is visible.

We also do not guarantee a cost per lead. Advertising performance depends on your market, your season, your pricing, and how fast you answer.

We are not responsible for the advertising platform's decisions, including account reviews, ad rejections or policy changes outside our control.

You are responsible for answering the leads. Leads that are never contacted will not book, and that is not a failure of the advertising.
